In Prague 8, we are preparing to build a new, fully-fledged, and architecturally diverse district: Nový Rohan. We intend to invest a total of 15 billion Czech koruna in the transformation of Rohan Island.

On four hectares of land near the centre of Prague, we aim to create a vibrant district that embodies the ‘compact city’ concept, also known as the ‘city of short distances’. Our goal is to integrate work, living, and leisure into one place. As part of the entire project, we will construct nearly 150,000 square metres of gross floor area for apartments, offices, and shops. Our ambition is to establish a modern district in an unparalleled location near the Vltava River and the city-planned Maniny Park. This district will feature one thousand apartments with views of the river, Vítkov Hill, and the panorama of Prague Castle.
Along Rohan Embankment, we will construct five mixed-use buildings that will serve as a barrier to ensure tranquillity in the residential area. These buildings will house administrative spaces, shops, and services. We are designing the entire project based on the concept of the so-called ‘fifteen-minute city’ or ‘city of short distances’, where residents will have access to all of the most essential daily services in one location. Nový Rohan is situated just a few minutes' walk from both metro and tram stations. Moreover, the main Prague cycle route A2 ensures accessibility to the centre. The new Štvanice footbridge offers a pedestrian connection to Holešovice.
Residences and commercial buildings are being designed by four prestigious Czech studios and the renowned Slovenian studio Bevk Perović Arhitekti, all selected in an architectural competition. The main architect overseeing the development of Nový Rohan is the Loxia studio. Residential blocks are always the work of two to three architects, ensuring the visual diversity of individual concepts while simultaneously integrating them into a harmonious whole. These blocks also have their own freely accessible courtyards, which will be green oases with water features, seating areas, gazebos, and places for neighbourhood gatherings and family leisure activities.
In close proximity to Nový Rohan, the city of Prague plans to establish a new 56-hectare metropolitan park, Maniny, based on the design of the winner of an architectural and landscape competition organised by the Institute of Planning and Development of the City of Prague. The park will feature an outdoor structure with a suspended memorial bell from Initiative #9801. Among the largest donors to the initiative commemorating the fate of 9801 silenced bells from the period of World War II is J&T Real Estate.
